Rates

High Season = June through September, Christmas holidays = $500 per night
Low Season = October through May = $400 per night
Long weekends = An extra $100 per night, 3 night minimum

Standard cleaning is included for a weekly stay.

All rates are in Candian Dollars, 12% HST will be added.

Terms and Conditions

A. Payments

1. All deposits and payments must be made to Stonewater by PAYPAL or Personal Cheque.
2. A reservation deposit of 25% of the total rent is required to secure the property.
3. The balance of the total rent is required at least 45 days prior to scheduled arrival.
4. A security deposit of $500 is required at least 45 days prior to scheduled arrival.

B. Refunds

1. All cancellations must be made in writing.
2. Cancellation more than 45 days prior to scheduled arrival will be subject to a cancellation fee equivalent to the 25% reservation deposit.
3. No refunds will be due for cancellation made within 45 days of scheduled arrival.
4. The security deposit shall be refunded, subject to final inspection and cleaning, less any costs of repairs, within 30 days of departure.
5. If extraordinary cleaning is required, this will be deducted from the security deposit.
6. All refunds will be made to the Guests via PAYPAL or Personal Cheque.

C. Guest Conduct

1. Pets are not permitted at Stonewater, except under extraordinary circumstances.
2. Smoking is prohibited inside and restricted to designated outdoor areas only.
3. Guests are expected to:
a. respect the rights of others to quiet enjoymment in a residential neighbourhood,
b. be mindful to not over-use the on-site septic system, and minimize water and power consumption to benefit the environment,
c. dispose of tobacco products with great care and ensure fires are safely extinguished,
d. contain food and trash within the premises as outdoor refuse may attract bears, rodents or other wildlife that may endanger the community,
e. clean and put away dishes when vacating the property,
f. strip beds and place linens and towels on kitchen island,
g. leave the home in the condition it is found,
h. advise the owners, manager or housekeeper about any concerns or damages.
i. upon departing the property, take all trash to the local dump (this is common with the majority of rental properties in Windermere, and it on your way out of town).

D. Access, Check-in and Check-out

1. The entry door security code will be provided to the Guest 3 days prior to arrival.
2. Check-in time is 4:00pm on the day of arrival.
3. Check-out time is 11:00am on the day of departure.
4. Linens will be folded and placed on the beds prior to arrival. This is to show that clean linens are provided and to enable guests to arrange the beds in their desired layout. E.g. Two singles or king.

E. Stonewater Amenities

Stonewater is fully furnished and equipped with kitchenware, bedding, linens, and basic condiments, paper towels, toilet paper and garbage bags.
Firewood is available for the indoor fireplace and outdoor firepit.
The barbecue propane tank is filled prior to arrival.
The hot tub is set at 102 degrees farenheit and is maintained prior to arrival.
Filtered public water, electricity, internet, and television are provided at no charge.

F. Limitation of Liability

The Guest(s) agrees that Stonewater et al (owners, manager, housekeeper or third party staff) shall not be liable to Guest(s), family members, friends, guests, invitees or any other person for any injury, loss, or damage to any person or property on or about the rental premises. Guest(s) shall hold Stonewater et al harmless and indemnified from and against all loss or damage occasioned by use, misuse or abuse of any part of or fixture on the premises or surrounding areas, and from any ommission, neglect or default of the Guest(s), his/her guests or invitees.
